AJR, a leading full line manufacturer of quality engineered dust collection, liquid and custom filter bags and cartridges, selected Venture One Real Estate to serve as developer for its new build-to-suit. This building will serve as their corporate headquarters

Venture One acquired 33 acres in St. Charles now known as East Kirk Commerce Center and subdivided the property into two lots. A development agreement was executed for a build-to-suit to be acquired by AJR at the completion of construction. A three-year tax abatement program was secured from local governmental entities by the developer.

The 180,121 square-foot pre-cast building is situated on a 15 acre site and features a 30’ clear height, 12,000 square feet of office, 10 exterior truck docks, ESFR sprinklers and parking for 272 cars. The site accommodates expansion of up to 77,920 square feet.
