Venture One Fund Acquires 56,068 Square Foot Industrial Building In The Kinzie Industrial Corridor

ROSEMONT, IL – May 13, 2025 – Venture One Real Estate through its acquisition fund, VK Industrial VII, LP, has closed on the acquisition of a 56,068 square foot industrial building located at 235 N. Artesian Avenue in Chicago, Illinois. The property was vacant at the time of acquisition.

Situated in the Kinzie Industrial Corridor, the property offers direct access to the Central Business District as well as Chicago’s extensive skilled labor pool. It is located 0.5-miles from the newly constructed Damen Green Line “L” station, one mile from I-290, two miles from I-94 and four miles from the Central Business District.

The property sits on 1.78 acres of land, has three docks, one drive-in door, and parking for 38 cars. It is located in a Planned Manufacturing District with PMD-4A zoning. Venture One’s planned make ready improvements include office renovations, warehouse paint, parking lot paving, energy efficient warehouse lights, roof replacement, and landscaping.

Cal Kropke and John Huguenard of JLL represented the seller in the transaction. Larry Goldwasser, Matt Cowie and John Marks of CBRE have been retained to market the building for lease or sale.
